Why I Choose to Work Exclusively for Home Buyers in Kyoto

Introduction

Buying land is not the final goal. The real goal is to build a home where your family can live with comfort and peace of mind. But many people begin their land search feeling unsure about what to look for or how to judge whether a property is truly safe to buy.

As a first‑class architect, I’ve seen how the success of a home is often determined long before construction begins — at the moment you choose the land. That is why I decided to work exclusively for home buyers.

Buyers often start at a disadvantage

In Kyoto, especially in popular areas, sellers and listing agents hold most of the information. Buyers, on the other hand, are rarely told:

  • what risks the land carries
  • how those risks affect future construction
  • whether the conditions are fair
  • or what additional costs may arise later

Some agents simply think, “If it sells, that’s enough.” But what buyers truly want is reassurance:

“Will I be okay after I buy this land?”

Real cases that lead to regret

I’ve met many people who came to me after they purchased land, saying:

  • “I didn’t know the boundary line wasn’t confirmed.”
  • “No one told me the retaining wall needed major repairs.”
  • “I didn’t realize the private road required shared maintenance.”

These issues could have been avoided with proper investigation before signing the contract.

What a buyer‑only agent can do

Because I represent only the buyer, I can speak clearly and without hesitation:

  • “You should buy this land — under these conditions.”
  • “If this requirement isn’t met, you shouldn’t buy it.”

I evaluate land from both an architectural and real‑estate perspective. I negotiate on the buyer’s behalf, identify risks early, and coordinate with builders so the entire process stays aligned.

This dual expertise allows me to protect the buyer’s future — not just complete a transaction.

Kyoto’s land has unique risks

Kyoto is a beautiful city, but its land often hides complexities:

  • unclear boundaries
  • encroachments
  • private roads
  • shared ownership of walls and fences
  • historical land conditions that affect construction

These can easily become sources of trouble with neighbors or unexpected costs.

A buyer needs someone who can look at the land and ask:

“Is this truly safe to buy?”

My mission

I choose to work exclusively for buyers so they can:

  • avoid unnecessary risks
  • understand the true cost of building
  • and make decisions they will never regret

If you’re beginning your land search in Kyoto, I’m here to help you start from a place of clarity and confidence.
