Naoko Nagasawa, a First-Class Architect and licensed Real Estate Transaction Agent in Japan, supports you from the first consultation through your purchase decision, contract and closing.

We look beyond a property’s appealing features to its condition, legal constraints, future costs and surroundings. Together, we consider whether it is a place where you can feel at home. There is no pressure to buy or to decide to work with us at your first consultation.

I’m Naoko Nagasawa, representative of Rokken Real Estate.

Drawing on my experience in residential design as a First-Class Architect and my knowledge as a licensed Real Estate Transaction Agent, I personally support you from our first conversation through property search, purchase decisions, contract, and closing.

A property is more than a set of specifications. I want to understand how you would like to live there. You are welcome to bring your questions, uncertainties and unfinished ideas.

Can I talk to you before I start looking?

Yes. You can speak with us before choosing a property or even deciding what to look for. We help clarify your priorities and budget, including whether land, an existing house or a condominium might suit you.

Can I ask about a specific property?

Yes. Please send the listing or property details. Depending on the property, we help clarify matters such as access, boundaries, legal restrictions, building condition, surroundings and costs after purchase. We explain the scope and process of any investigation in advance.

Does a consultation commit me to using your service?

No. A consultation does not commit you to a property search or brokerage agreement. Take the time you need to consider your options, including whether you would like to work with us.

Can you help with a property listed by another agency?

Yes. You can ask about land, houses and condominiums listed by other agencies. Depending on the listing, we may be able to work with the seller’s agent and support you on the buyer side. Send us the details so we can check.

Who do you work with?

We work with people considering land, an existing house or a condominium in Kyoto.

Many come to us because they are unfamiliar with buildings or property transactions, want a professional perspective on a property, or need more than a listing to make a decision.

Can I work with a builder or architect I have already chosen?

Yes. Your choice of builder or architect remains yours. At your request, we can share information relevant to the purchase with your chosen team. Our role is to support your decision as a buyer, not to act as a sales representative for a particular builder.

Do you offer online consultations?

Online consultations are available, including for people elsewhere in Japan who are planning a move to Kyoto.

Do you help with existing houses and condominiums?

Yes. We support the purchase of existing houses and condominiums, as well as land. Alongside the search, we help you consider the building’s condition and likely costs after purchase.

What does a consultation cost?

Consultations and meetings are free. You are welcome to discuss your questions and concerns more than once.

A brokerage fee applies when you appoint us to handle the purchase and a purchase agreement is concluded.

The brokerage fee is payable at closing. We explain the fee and the scope of our service before you appoint us.
